Hut 8 signs $9.8 billion, 15-year lease for AI data center

Odaily Planet Daily News Hut 8 signed a lease valued at $9.8 billion with a 15-year term on Monday for the second phase of its Beacon Point AI data center campus in Texas. The company's share price rose as much as 14% during intraday trading.
This agreement involves the same investment-grade tenant from the first phase and adds 352 megawatts of NVIDIA-based AI computing capacity, fully commercializing the 1-gigawatt campus. The tenant's total commitment has increased to 704 megawatts, with the campus's base contract value reaching $19.6 billion.
This announcement also boosted other Bitcoin mining companies that are transitioning to AI infrastructure businesses. IREN, Cipher Mining, TeraWulf, and the CoinShares Bitcoin Miners ETF all saw gains in early trading.
